Objections specific to real estate
Real estate objections can be counted on one hand and come back every day. Better to know them by heart, with the answer that does not justify itself and keeps the conversation going.
“I already have an agent”
The most frequent and the least closed. It says “I have a listing agreement”, not “I am happy”. Never disparage the current agent: you may be talking to their friend. Acknowledge, then ask about results: “Of course, and you were right to get help. How long has the property been on the market, and how many viewings have you had?”
If it has been listed for four months with three viewings, the prospect just gave you the reason to continue. If everything is fine, you offer to be the backup and note a follow-up at the agreement’s expiry.
“The market is bad, I will wait”
This objection hides a fear of selling for less than hoped. Do not argue the market, you would lose: bring a local fact. “I understand. On your street, three comparable properties sold in the last six months, with very different timelines. Would you like to know what made the difference?” You move from opinion to information, and information deserves a meeting.
In B2B, the same objection comes from a developer freezing a launch. The answer is the same: a fact about a neighbouring programme, and a question.
“I am selling on my own, I do not need an agent”
This is a cost objection, and a legitimate one: the seller sees the fee, not the service. Do not defend the fee, put a number on the risk: “Many people manage. What gets expensive is viewings from the curious and buyers without financing. How do you screen them today?” The prospect discovers the work they are doing without knowing it, and you have an opening.
If the seller stays firm, offer a free valuation or a review of their listing. It is not an agreement, it is a first contact that positions you for later.
B2B: “we have our usual developer”, “this is not the right time”
With a professional, the “we already have a partner” objection calls for the same answer as in any cold call: do not attack the partner, look for what is missing. “Very well. On the next programme, what would you like them to do differently?” And “not the right time” calls for a date: “When does the topic come back: at the March delivery, or before?”
In every case, the objection is not an end: it is the moment the prospect tells you what matters to them. Log it in the CRM, word for word. It is your opener for the next call.
