# Phone prospecting in real estate

In real estate, the phone is still the tool that wins the listing and the meeting. But you do not prospect a developer the way you prospect a homeowner, neither in law nor in method.

## Two kinds of prospecting, two sets of rules

B2B real estate prospecting targets professionals: developers, social and private landlords, property funds, asset managers, condo managers, corporate real estate departments. Between businesses, cold calling is generally allowed, and the cold call method applies fully: list, opener, gatekeeper, discovery, next step.

Homeowner outreach targets consumers, and the rules differ by country. In France, since 11 August 2026, a consumer cannot be called without prior consent. In the US, the TCPA and the Do Not Call registry apply; in the UK, the TPS. Before any homeowner campaign, check the rule for the country, the day and the hour with the site’s compliance checker.

## The B2B list: who decides on a listing or a partnership

At a developer, the person you want is the programme manager or the sales director; at a landlord, the lettings manager; at a condo management firm, the property manager; in a company, the head of facilities or corporate real estate. A public signal triggers the call: a planning permit filed, a delivery announced, an office move, an asset put up for sale.

Fifty accounts with one signal each are worth a thousand directory rows. And numbers get verified before the calling block: developers’ front desks filter, so arrive with a direct line when one exists.

- One decision-maker per organisation, identified by role, not by exact title.
- One dated signal per account: permit, delivery, sale, move.
- Numbers validated and local time checked before dialling.

## The twenty-second opener, field version

Name, agency, reason for the call tied to the signal, one question: “Hi, this is Claire Martin from Riverside Realty. I am calling about the Lilac Street programme due for delivery in spring: are you selling the units directly or with a partner?” Twenty seconds, no pitch, and the prospect already knows why you are there.

With a homeowner who contacted you or whose consent you hold, the same structure applies: “You left your number at the open house on the 12th: is your sale project still current?” You recall where the consent comes from, then you ask a question.

## The next step in real estate

A real estate meeting has one particularity: it often takes place on site. Offer it as such, with two slots, and confirm by text within the hour with the address and your name. A prospect who received the address shows up; a prospect who said “maybe” does not.

Then the cadence: a follow-up at day 3 if the meeting is not set, an email with two comparable programmes or properties, and a call at day 10. Beyond that, let it breathe for three months and come back with a new signal.

## Key takeaways

- B2B (developers, landlords, managers): the cold call applies fully. Homeowners: check the consent and do-not-call rules of the country first.
- The list starts from one dated signal per account: permit, delivery, sale, move.
- The twenty-second opener starts from a fact, never from “checking in on the area”.
- The meeting is offered on site, with two slots, confirmed by text within the hour.

## Check what you remember
